Villages Neighborhood Park Community Workshop
The City of Fairfield invites residents to participate in a community workshop to help shape the future Villages Neighborhood Park. This new 5.2-acre park will be located at the southwest corner of Gulf Drive and Portland Drive. The workshop will launch a public survey and give neighbors the opportunity to share input on the park’s amenities and programming.

Residents are encouraged to attend and provide feedback on what features and activities they would like to see included in the park’s design.
Online Survey
For those unable to attend the workshop, an online survey will be available from December 4 through December 19. The survey will allow community members to submit input on preferred park amenities and priorities.

Update - October 14, 2025
At its October 8 meeting, the Planning Commission approved Resolution PC2025-07, which includes approval of the tentative map and architectural plans for the Parkside project. The Commission also recommended that the City Council approve the General Plan Amendment, Zone Change, and Environmental Review necessary to support development of the new neighborhood.
Please note: The City Council hearing for this item has been rescheduled to November 4, 2025. The meeting was originally set for October 21 but was continued to allow for new required state-mandated public noticing.

Parkside at Villages
The City of Fairfield is sharing an update on a proposed new development within one of Fairfield’s largest master-planned communities, The Villages at Fairfield.
Located on 840 acres in the city’s northeast area, this long-term community plan was originally approved in 2005 and updated in 2015. Now, in 2025, it’s undergoing another round of proposed changes, starting with a project called Parkside at Villages of Fairfield.
What is Parkside?
Parkside is a new residential proposal that would complete the existing Village 1 neighborhood located east of Clay Bank Road, between the Linear Park and Manuel Campos Parkway.
Here’s what’s proposed:
• 76 single-family homes • Built on about 8 acres • Located at the northwest corner of Gulf Drive and Passion Lane
What’s Changing?
The land was originally reserved for a potential elementary school site. However, the Fairfield-Suisun Unified School District (FSUSD) has officially declined to acquire the land and consistently confirmed they do not plan to build a school at this location.
Because of this, the developer is now requesting:
• A Zone Change
• A General Plan Amendment
These changes would allow housing construction on the site, which is supported under California’s Housing Accountability Act, which prevents the denial of housing due to school concerns.
What About Parks and Open Space?
The area next to the proposed Parkside development includes a planned 5-acre neighborhood park at Gulf Drive and Portland Road. Progress is moving forward, with construction drawings currently under review. Additionally, the City is in discussions with FSUSD about potentially acquiring 2 more acres adjacent to the park. If successful, this would expand the park space, adding more room for recreation, community gatherings, and play.
